Homes, Decks, Fences, Pools and Sheds

New Homes

When Submitting Plans to the Department of Planning and Development Services for a new residence, the following are required:

2 Sets of Drawings that show the following:

  • all floor plans (min 1/4"=1'0")

  • Foundation plan (min 1/4"=1'0")

  • all elevations (min 1/4"=1'0")

  • Site plan

  • typical wall section (min 1/4"=1'0")

* Indemnity fee of $1,000.00 (there will be a balance to pay when permit is ready).

 

Calculation of Permit Fees

1.  Building Fee:  

a) $0.65/gross square foot measured from outside walls of living space.

b) $0.30/gross square foot garage measurement

2. Plumbing Fee:

$160.00 for a serviced lot.

3. Development:

Charged as per schedule.

4. Water Permit:

Fee of $300.00 for 3/4" Diameter
            $400.00 for 1" Diameter

5. Hydro Service Installation:

Fee of $375.00*

6. Educational Development

Fee of $180 for educational development.

7. Indemnity fee:

$1000.00 ($750.00 refundable), charged when probable construction costs exceed $50,000.00.  Paid when plans are submitted.

 
Permit Fees (Building + Plumbing + Development + Water + Hydro + Educational + Indemnity) less Deposit of $1000.00 = Balance (to be paid when picking up permit).

Decks and Fences

View/download Bylaw 5136 on erecting fences within the Town of LaSalle.

Setback Requirements are as follows:

If you have a pool in your back yard, the minimum height is 1.2m (4ft), and the maximum height for ALL fencing is 1.8m (6 feet) from the effective ground level. Fences must be on own property and are not allowed on easements & alleys.

Decks are a common outdoor extension of the main dwelling. As such, decks must be designed and constructed to safely support imposed loads. All general requirements for wood frame construction also apply to wooden decks, however, the Housing Code does not address decks specifically.

The maximum height is 1.8m (6 feet). The minimum side and rear yard 2.5m (8'3"), and the minimum ext. side yard is 4.0m (13'2").

Pools and Sheds

A pool is any privately owned body of water which can hold water exceeding 60.96cm (24") in depth at any point, and exceeding 4546 litres (1000 gallons) in volume and which is used for swimming purposes.

Permits are required for all types of pools. The following are required:

  • Fee of $50.00 and $200.00 indemnity bond, refundable.
     

  • Site plan (detailed) showing location of pool in relation to the house and lot lines, filters/heaters and sheds, and also a lot grading (landscaping) plan indicating elevation of pool and water runoff management.

NOTE: Pools and landscaping must be installed in conformance with existing design grades and to be compatible with adjacent properties (so as to not adversely affect adjacent properties). Any rear yard drain systems that are altered as a result of pool work must be inspected. Verify all easements and zoning prior to pool installation.

Setback Requirements

The minimum side and rear yard is 1.2m (4 feet), minimum exterior side yard 4.0m (13' 2"). The pump and filter minimum is 1.2m (4 feet) from side and rear lot lines (also see Deck and Fence Setbacks above.)

A permit is required on structures over 100 square feet. Proper drawings and a site plan to show location of shed are required. Verify all locations of easements/alleys and zoning requirements.

Setback Requirements are as follows:

A. Over 10 meters square - permit fee and drawings required.

The maximum height (mid span to roof) is 4.5m (14' 9"), minimum side and rear yard 1.5m (5 feet), minimum ext. side yard is not allowed in required side yard, and the minimum distance to house and garage is 2.0m (6' 8").

B. Under 10 meters square - no permit is required.

The maximum height (mid span to roof) is 4.5m (14' 9"), minimum side and rear yard (from overhang) 0.6m (2 feet), minimum ext. side yard is not allowed in required side yard, and the minimum distance to house and garage is 2.0m (6' 8").
